Frequently Asked Questions
How do I know if my mobile home needs releveling?
Common signs include cracks in drywall or ceilings, doors or windows that stick or won’t close, uneven or soft floors, gaps around trim or cabinetry, visible wall separation, and movement or shaking when you walk through the home. If you notice any of these, a free Home Condition Assessment is an easy way to find out if your home needs releveling.
How often should a manufactured home be releveled?
We recommend a professional level check every 3–5 years. Regular checks catch settling early, before it causes bigger damage. However, homes on soft or wet ground, or homes already showing signs of settling, may need attention sooner.
Why do mobile homes settle over time?
All mobile and manufactured homes settle over time. Soil compacts and shifts under the piers, while rain and poor drainage can soften the ground. In addition, seasonal freeze and thaw cycles and aging supports can slowly pull the home out of level.
How long does mobile home releveling take?
Most relevels take 1–2 days. The exact timing depends on how far out of level the home is, the size of the home, and site conditions. Before work begins, we’ll give you a clear timeline.
Can I stay in my home during a relevel?
Yes. In most cases, you can stay in your home while we relevel it. However, if we find safety concerns, such as badly damaged supports, we’ll let you know ahead of time and recommend staying elsewhere until the work is complete.
Can you repair damage caused by settling?
Yes. We repair interior and exterior damage caused by settling, including drywall cracks, doors and windows that no longer line up, gaps in trim, and damaged skirting. We can also combine these repairs with your relevel, so everything is handled in one project.
What areas do you serve?
We serve homeowners throughout Western Washington, including Kitsap, Jefferson, Clallam, and Mason counties.
