What Happens After?

Home Repairs
If repairs are the best solution, we’ll explain what was found during the assessment and recommend the work needed to protect and extend the life of your home. From there, Logan Development can provide a wide range of mobile and manufactured home repair services, from structural repairs to exterior improvements.

Home Releveling
Our team may find that your home has settled over time, which often causes structural and cosmetic issues. In that case, professional releveling may restore its performance and help prevent future damage. When releveling is recommended, our experienced team can provide manufactured home releveling services throughout Western Washington.

Home Replacement
Sometimes, replacement offers the best long-term value. Instead of continuing to invest in major repairs on an aging home, a new manufactured home can often provide a better solution. If replacement is the right path, we can help you select the right home and manage the entire project, from site development and installation through final completion.

Is the Home Condition Assessment really free?
Yes. Your Home Condition Assessment is completely free, with no obligation to hire us for any work.
What is the difference between a home condition assessment and a home inspection?
A home condition assessment is a limited, visual review of conditions we can readily see during the visit, such as leveling, skirting, moisture, stairs, and utility connections. It is not a home inspection, engineering evaluation, or code inspection, and it does not include invasive testing. If we see something outside its scope, we’ll recommend an evaluation by the right licensed professional.
What do you check during a manufactured home assessment?
We look at leveling and foundation, under-home and moisture conditions, skirting and exterior condition, utilities and connections, stairs, landings and access, and anchoring and visible structural conditions. We also discuss any specific concerns you have about your home.
How long does a home condition assessment take?
Most assessments take about an hour. The time can vary depending on the size of your home and the concerns we review together.
Do I need to be home for the assessment?
Yes, we ask that you be home. That way, we can talk through your concerns and look at interior issues, such as cracked drywall or doors and windows that no longer line up.
Am I obligated to hire you after the assessment?
No, never. If you’d like, we can prepare a preliminary estimate, but we never pressure you. If you need repairs or are planning for the future, we can also help you prioritize what to handle first, whether you hire us or not.
Will I get a written report?
Yes. You’ll receive a written assessment with our observations and recommendations, plus an emailed copy after the visit.
Can I get an assessment if I’m buying or selling a manufactured home?
Yes. If you’re selling, an assessment is a great step to understand your home’s condition before listing. If you’re buying, we can complete an assessment with the current owner’s permission. Either way, it does not replace a licensed home inspection.
How often should I have my manufactured home checked?
We recommend a professional level check every 3–5 years. Regular checks help catch settling and other issues early, before they turn into costly repairs.
About this assessment: This Home Condition Assessment is a limited, visual assessment of readily observable conditions at the time of the visit. It is not a home inspection, engineering evaluation, code inspection, environmental assessment, warranty, certification, or guarantee of the condition, safety, or performance of the home.
